How long does a home inspection take?
Didier Bourgois An inspection takes between two and three hours depending, not so much on the size of the house but, on how many additions and renovations have be done over the years. Inspecting an older trailer in Northlands very often takes more time than an average newer stick built house on Finlayson Drive. What should I do to prepare for a home inspection? I usually don't need the construction plans and I bring all the tools that are required for the inspection. I will take notes to ensure that my written report contains all the important information. All you need to do is wear comfortable and warm clothes if you choose to follow me into the crawlspace or on the roof and bring a note pad if you want to take extra notes. What should I expect from a home inspection? I always begin the inspection by walking around the property observing the exterior finishes, the proper grading away from the house and the condition of the roof. I can only inspect the visible parts of the house and once inside, I start with the lowest floor of the house, very often the crawlspace or the basement. The crawlspace is along with the mechanical room the most important part of the inspection, because it allows me to observe whether or not there are problems with the foundation or with water infiltration. These are the two most serious problems found in houses in Yellowknife. Then, I inspect every room looking for evidence of movement, water leakage, damage and any other unusual conditions. Often people have commented on how thorough I am when doing an inspection but only after thoroughly inspecting the plumbing, electrical, heating and the ventilation systems, plus the hot water tank, attic, doors, windows and all other interior finishes, can I provide a comprehensive opinion and report on the property.
