When is best time to have your house inspected?

If you have a choice, the best time of the year for a home inspection in Yellowknife is on the darkest and coldest day of the year.

This answer may seem surprising but winter is the time when houses are subjected to the extremes of our local climate and can show important signs of major issues or problems.

Our extreme climate in Yellowknife, particularly the cold and the ice, can affect many components in the house and have a serious impact on the overall condition of a house.

Inspecting in the winter allows the inspector to see signs and clues far more easily than in the summer time.

For example, seeing frost on the inside of a wall or ceiling indicates an obvious lack of insulation, but of course the frost would not be present during the warmer months.

Ice and condensation on windows can indicate a major issue with the ventilation system or high humidity in the house but with open doors and windows in the summer time this condition would not be as obvious.

During wintertime it is not possible to inspect the roof but in Yellowknife the issues related to the roof are not as common as the issues related to our extreme climate.

The roof can be inspected later and the benefits of winter inspections far outweigh the disadvantages.
